NJ Capital is a special purpose lender that provides secured mortgage loans on property transactions for investors. These investment opportunities offer high fixed income returns starting from 7% per annum.

All of our loans are secured by real property Australia wide. Each transaction is based upon an independent property valuation from a licensed valuer.

We provide transparent and easy to understand summaries for each investment opportunity to our investor base.

We offer easy peer to peer lending where we facilitate the whole transaction from start to finish. We can lend up to a maximum loan to value ratio (LVR) of 75%, depending on the suburb and quality of the asset.

NJ Capital is a private loan facilitator that assesses each client’s application based on their current needs. We understand that not all clients fit within the rigorous criteria major banks expect, and we offer a more pragmatic approach to mortgage lending.

We can offer private mortgage loans up to an LVR of 75% secured against vacant land, commercial or residential assets.

NJ Capital offers competitive rates whether you are looking to settle a property acquisition, cash out for business purposes or consolidate your finances. We can also assist you with development funding for construction of your project.

Senior Funding

Coburg North

Borrower was seeking to refinance existing loan of $5.6M and was needing a 14 day settlement. The existing Funder would not provide any further extensions. NJ Capital managed to settle the deal within 7 days on an existing valuation from Knight Frank, with interest capitalised for 3 months and a 1 month option.

North Melbourne

Property located in North Melbourne is to be developed into a twelve story mixed used building with commercial/retail on the ground floor and residential on the remaining floors. This was a 65% LVR lend on the existing land value of $6M, for a twelve month loan term for the developer to complete their DA submission process. Deal settled within 14 days.

Mernda on the Park

Land bank loan with security property located in Mernda. This was a 65% LVR Lend on the existing land value of $10.5M, for a six month loan term for the developer to complete their Plan of Subdivision process.

Mezzanine Funding

Springvale South Property located in Springvale South was to be developed into 40 townhouses. This was a 77.75% LVR Lend on the existing land value of $8.5M, for an eighteen month loan term for the developer to complete construction.
Hawthorn Properties located in Hawthorn, Richmond and Balwyn North were pledged to develop into 11 townhouses on the property at Hawthorn. This was a 75% LVR Lend for a six month loan term to enable the developer to consolidate their finances and draw out working capital.
Reservoir Property located in Reservoir to be developed into 2 townhouses. This was a 51% LVR Lend for a six month loan term to enable the developer to complete construction.

Equity Projects

Balaclava Five townhouses, each consisting of three levels of generous living spaces, complemented by impressive rooftop spaces. Completed October 2018.
Dromana Three two story beach homes with sea views and over 32 squares of living. Completed June 2020.
Moonee Ponds Construction of two luxury triple story dwellings with basement level. Estimated completion December 2021.
